6 Essential Tips for Investing in a Buy-to-Let Property

South Africa’s buy-to-let property market offers enticing opportunities for investors in 2025. According to The African Investor, rental yields currently range between 9.4% and 15.2%, while average property prices fall between R800 000 and R1.8 million depending on the location.

For investors aiming to maximise returns while ensuring steady tenant demand, selecting the right property type and location is essential.

    Buy-To-Let Property

“Investors entering the buy-to-let market need to consider who the rental market is aimed at, the potential rental income, and the region’s future growth prospects,” says Barto van der Merwe, MD of Renishaw Property Developments. “There is significant potential for those who make informed choices, especially in emerging markets.”

Van der Merwe outlines six key factors for property investors in South Africa.

    1. Focus on Coastal Areas

Location remains the most critical factor in property investment. Coastal regions with strong infrastructure, easy access to towns, and proximity to modern amenities such as schools, shops, and healthcare typically hold their value and attract reliable tenant demand. KwaZulu-Natal’s coastline, with its natural beauty and subtropical climate, continues to rise in popularity, with the Mid-South Coast offering more affordable investment options.

    2. Consider Secure Lifestyle Estates

Properties within secure lifestyle estates tend to achieve higher rental yields. Levies usually cover external maintenance, insurance, garden care, and security, all of which enhance tenant satisfaction. A well-managed estate also ensures a harmonious living environment through conduct rules and consistent standards, adding to long-term appeal.

    3. Prioritise Off-Grid Features

With growing concerns over load shedding and water shortages, properties that include alternative water sources, backup power systems like inverters or batteries, and sustainable sanitation solutions are increasingly attractive. These features are becoming essential for mid- to upper-end rental properties.

    4. Benefit from Communal Facilities

Modern tenants seek more than just a property. Communal facilities such as clubhouses, sports areas, and recreational spaces foster a sense of community and improve tenant retention. These amenities make rental units far more competitive in the market.

    5. Access to Natural Outdoor Spaces

Many tenants, particularly on the KwaZulu-Natal coast, value homes that integrate outdoor living and nature. Properties near nature trails, coastal forests, or landscaped gardens offer an enhanced lifestyle, boosting rental appeal and long-term value.

    6. Apartments Offer Strong Investment Potential

For first-time investors, apartments provide a practical entry point into the buy-to-let market. One- and two-bedroom units remain popular, especially when paired with a garage or parking bay. Affordable properties under R2 million often deliver strong rental yields.

Buy-to-Let Property Investment Opportunities at Renishaw Hills

“At Renishaw Hills, we’ve combined these features to create an investment opportunity that goes beyond simple property ownership,” explains Van der Merwe. “Our two-bedroom apartments start from just R1 595 000 and offer strong rental appeal, long-term value, and peace of mind for retirees.”

Located in Scottburgh on the KZN Mid-South Coast, Renishaw Hills is part of the 1 300-hectare Renishaw Coastal Precinct. The estate offers unfurnished and fully furnished apartments designed specifically for the buy-to-let market. Key features include:

    • Properties under R2 million, including two-bedroom, two-bathroom units with garages or parking bays.
    • Affordable levies covering external maintenance, garden services, refuse collection, fibre-optic WiFi, postal services, 24/7 security, and healthcare options.
    • Off-grid benefits such as independent water supply to ensure uninterrupted access.
    • Extensive communal amenities, including 20+ active clubs and a new bowls green, fostering a vibrant community.
    • Natural surroundings featuring Blue Flag beaches, coastal forests, and hiking and biking trails within the estate.

Far from being just a retirement community, Renishaw Hills caters to active individuals over 50, offering a vibrant and engaging lifestyle. For more information or to arrange a tour, contact Kelly at 064 198 2693, email [email protected], or visit www.renishawhills.co.za.
